Everything here comes from the Uttar Pradesh Real Estate Regulatory Authority’s public portal. These are the exact records we read.
What we read
- Registered projects — The public project grid and each project’s detail page — registration dates, promised and revised completion, unit plan, land parcels, permits and extensions.
- Quarterly progress reports (QPR) — Per-quarter construction progress as filed by the promoter, plus RERA’s own “default on QPR” flag where it applies.
- Promoter profiles — The SPV that filed the project: legal name, type, registered contact details, and the directors or chairman disclosed to RERA.
- Bank accounts — The collection, separate and transaction accounts a promoter filed. Shown with a verify-before-payment warning, always.
- NCLT, abeyance and defaulter lists — The distressed-status lists RERA publishes separately from the project record.
How current it is
Records are refreshed on a scraping cadence measured in hours to days, and every project page carries the date its record was last collected. RERA data itself lags reality: a quarterly report describes the quarter it was filed for, not today.
Known gaps
- RERA publishes no live “units sold” figure, so no page here shows a percentage sold.
- Some fields are blank in the source for most projects — renewable energy provisions and per-work construction status among them. A blank field is shown as not reported, never filled in.
- Coverage today is Gautam Budh Nagar and Greater Noida within UP-RERA. Other states publish on entirely separate portals.
