How it works
Estanzo is a reading layer over public RERA filings. Everything on a project page came from a government record, and every figure links back to it.
Where the data comes from
A scraper reads the public UP-RERA portal — the registered-projects grid, each project's own detail page, its quarterly progress reports, its promoter's profile, and the NCLT, abeyance and defaulter lists. It requests pages slowly and in sequence, never faster than one request every two seconds, because a public authority's site is not ours to hammer.
What happens to it
Values are stored as the portal published them and matched to a project by its RERA registration number, so re-reading a page updates a record rather than duplicating it. Where a figure is derived — units counted from the approved unit plan, density per acre — the page labels it derived. Where RERA published nothing, the page says “not reported” instead of showing a zero.
What we will not do
- No scores, grades or rankings of builders. A number that compresses a company into one digit hides the reasoning that actually matters to a buyer.
- No guessing. If two records look like the same builder but RERA does not say so, we leave them apart.
- No paid placement, no advertising, and no lead selling.
