What is RERA?

RERA is the Real Estate (Regulation and Development) Act, 2016 — the law that regulates real estate in India. Each state runs its own regulatory authority (UP-RERA for Uttar Pradesh) that maintains a public registry of projects, promoters, quarterly progress reports and complaints.

What does "possession delay" mean on Estanzo?

It is the number of months elapsed beyond the latest completion date the builder filed with RERA — the revised date if one was filed, otherwise the originally promised date. For completed projects it measures the actual delivery date against that target; a project delivered on or before its target shows "On time".

Where does Estanzo's data come from?

From public filings on the official UP-RERA portal, reproduced as-is with a link back to the source. Estanzo is an independent platform — not affiliated with any government body or builder.

Does Estanzo rate or rank builders?

No. Estanzo shows data as reported by RERA — projects, possession delays, complaints and filings — without any score, rating or ranking, so you can judge the record yourself.

How current is the data?

Data is refreshed periodically from the RERA portal. Every builder and project page shows when its data was last updated.
