Buyer tools
A brochure states a price, an area and a rate. None of the three is the number you will actually live with. These work out the ones that matter — free, in your browser, with nothing to sign up for.
Carpet area & loading
How much of the area you are paying for is not inside the flat.
OpenStamp duty & buying cost
Stamp duty, registration, GST and every charge above the sticker price.
OpenHome loan EMI
Your EMI, the total interest, and the month-by-month schedule.
OpenWhy these three
The three questions a buyer cannot answer from a brochure are the same three every time. How much of the area am I actually getting. What will completing the purchase really cost. What will the loan cost me over twenty years. A builder's cost sheet answers none of them directly, and each one moves lakhs.
They are separate from the rest of the site on purpose. Everywhere else, Estanzo reproduces what UP-RERA published and links to the source. Here, every figure comes from what you type — the starting values are common ones to work from, not quotes, and not rates anyone has offered you.
Questions about these tools
Are these calculators free?
Yes. There is no sign-up, nothing is charged, and nothing you enter is sent anywhere — every figure is worked out in your own browser.
Do the calculators use RERA data?
No. Everything they show is worked out from the numbers you type in. The RERA records on Estanzo are separate, and every figure on those pages links back to the government source it came from.
Is what I type stored or shared?
No. The calculations run in your browser and nothing is sent to a server. Your figures appear in the page address so you can bookmark or share a result — which means anyone you send that link to can see them, and nobody else can.
Can I keep or print a result?
Yes. Every calculator has a print option that produces a clean page — including the full month-by-month loan schedule — which you can save as a PDF or take to a bank.
